Terms & Conditions - Balsam Cove Campground Guest Policies
Before check-in you are required to accept Balsam Cove’s Terms & Conditions. By doing so, you are agreeing to comply with the terms & conditions and campground policies, to follow all posted signs and staff directives, and NOT to engage in illegal or dangerous activities while on the property. Campers or visitors who argue with staff or refuse to follow directives may be ejected.
Vehicle Operation: 4 mph speed limit. If you are yelled at to slow down – YOU WERE GOING TOO FAST! Arguing about whether you were speeding may get you ejected. Campers or visitors ejected after violation will receive no refund.
Other motorized vehicles and golf carts are NOT allowed except when used by a handicapped placard holder. Golf carts can be used ONLY when placard holder is aboard, must be covered by liability insurance and must follow all vehicle rules such as 4 mph speed limit, parking rules, etc.
Do not approach gate without a gate fob. Arrivals must park in Registration Parking, register at office and obtain pass. Gate closes between vehicles. Don't Tailgate!! Windshield breakage danger! Staff can't stop gate from closing.
Visitors: Registered Campers may invite a limited number of PAID visitors. Visitors must NOT BLOCK THE GATE. Make sure your visitors know your site number and know that they must park in registration parking, register at the office, pay a $7* visitor fee (day), or $12* visitor fee (overnight) plus tax. Park in main lot across from office if vehicle does not fit completely on site. Day visitors must leave by 9:30pm.
Do not share your gate card, use your card to admit unregistered visitors, or transport them onto the campground. When caught, they’ll have to leave and you may have to also. *Visitor’s fees are higher during Holiday weekends such as the Fourth of July.
Video surveillance is in use in certain areas at Balsam Cove. There is no guarantee or expectation of privacy anywhere on the campground with regard to any activities or conversations that occur in publicly accessible areas outside of your own RV, including on your own camp site.
Entering Balsam Cove Campground constitutes permission for management to photograph events you may be present at and use the resulting photos for any lawful purpose without compensation.
Occupancy: Campsites: 2 SPECIFIC adults and up to 4 kids 16 and under included in list price.* Maximum 6 people. Tent sites include 2 adults and up to 4 kids, maximum 6 people, limited to 2 adults. Cabin Rentals: 2 adults and 2 children included in list price.* Cabins maximum 4 people. (full size bed and two bunks) *Note: bunks are crowded for adults. Bring your own linen for rentals. *Additional adults over 16 are $7 ea. per night when booked with reservation for all nights, $12 ea. when booked afterward or for fewer nights.
Sites are issued one or two gate fobs to access campground. Lost or misplaced gate fobs incur a $25/ea. charge.
Check In/Out Times: Campsite check-in is after 1:00pm. Campsite check-out is by 11:30am. Cabin check-in is after 2:00pm and check-out by 11:00am. LATE CHECK OUT will incur fees of up to another night stay.
Parking: Vehicle(s) parked at your campsite must not block road - at all. Absolutely no parking in other campsites -not even for a minute, or by the boat ramp, or on the waterfront.
Waterview sites 14 thru 19 and rustic cabin 17a front the waterfront and bonfire areas in a busy area of the campground. The Waterfront Road is closed on Saturday nights from 8 pm to 10 pm for bonfire festivities until Mid August and from 7pm to 9pm from Mid-August to Labor Day. No vehicles may arrive or leave during that time. PLEASE PLAN ACCORDINGLY: Park in parking lot if returning to the campground during those times or relocate your vehicle to the parking lot ahead of time if you must leave during that period.
Pets: Register pets at office, Pay fee per dog. Supply current rabies and vac certificates. Provide onsite cell phone number. Owners must leash dogs at all times, and clean up after pets or pay a $50 fine. Pets are allowed to swim at boat ramp. Pets are NOT allowed in swim area. Children MAY NOT walk dogs they cannot control and must be willing to pick up dog poop. You may NOT leave your dogs alone in your RV for more than a short time or at a tent site for ANY amount of time. If you are leaving for the day, take dogs with you or leave them in a boarding facility. Dogs showing aggression or barking dogs that disturb neighbors will be cause for ejection.
Children: Your children are your responsibility. No lifeguards. Children under 14 must be accompanied by a responsible adult to swim, boat, or go on docks. Children must wear life jackets on all boats arriving and departing Balsam Cove Campground. State Law requires children under 15 to wear helmets while on bicycles. After 10pm, minors must be on their own campsites or accompanied by an adult. If your children are allowed to walk your dogs, make sure they can control them and are prepared to clean up after them or face fines. Please provide extra supervision for any children in your care that require it.
Personal Music must be kept to a low level at all times on individual campsites, at communal areas and driving through the campground. Quiet Hours 10pm to 7:30am. Quiet conversation only. Balsam Cove is a family campground, not a party campground. Please show respect by appropriate behavior and language. Smoking is not permitted in cabins, office, arcade, on the docks ,or at Pavilion. Marijuana use in any form is not allowed.
Camp Site Guidelines: All RVs, tents, awnings, etc. must be within campsite limits. State law forbids discharge of greywater or sewage onto the ground. Clotheslines must be above 6 ft. high. Do not drive nails into trees, deface nature in any way, or harass living creatures.
Fires: Use fire ring at campsite, keep size of fire manageable, and use local firewood only by State Law. Firewood available for sale at the camp store. Do not leave fire unattended. Fires must be fully extinguished before leaving site. Wood brush, or roots, living or dead, may not be cut or taken from campground property. $50 fine for doing so.
Trash: $25.00 fine for leaving trash, cans, etc. in fire pits. Trash & recycling dumpsters located in parking lot. Trash must be kept inside or in proper trashcan to not attract wildlife. No large items, mattresses, furniture, or electronics may be deposited in or left outside dumpster.
Waterfront: No lifeguard. Swim at your own risk during daylight hours only. No boating or water skiing around swim area. Fishing (license required) allowed only from docks B & C. DO NOT fish in swim area! Keep lines and hooks away from people, boats, and pets. Motorized boats may not be beached or tied up anywhere along shoreline.
Fireworks, Firearms, or other Weapons are not allowed at Balsam Cove Campground.
Internet: Wi-fi is free but internet service is not guaranteed. Balsam Cove's access is poor to fair at best. You may be able to get better service by using a cell hot spot. You have been informed.
NO EV CHARGING without permission and fees paid. Site reservation includes use of ONE outlet (30 or 50 amp for RV sites – 20 amp for tent sites) Doubling up will result in excess electric fees. No electric heater use in tent sites.
The Campground may determine for any reason that a Camper must leave the campground prior to their scheduled departure time. Campers or their visitors who are ejected will receive no refunds. Sheriff will escort uncooperative violators from campground.
Insurance and Liability: Fees are based upon the Camper assuming full liability, maintaining insurance upon and securing their own unit and personal property. Camper agrees that Balsam Cove or its agents are not liable for loss or damage from causes such as, but not limited to: natural events, damage by falling trees, limbs, variation or interruption of electrical service or utilities, theft, or carelessness of others, etc. Surge protectors recommended.
By entering the campground, you voluntarily assume all risks inherent to camping and outdoor activities. Maine Laws limit the liability of the Campground and impose duties on the Camper to take precautions for their own safety while engaged in recreational activities. Guest acknowledges that camping, swimming, boating, fishing, hiking, biking, and related outdoor activities constitute “recreational activities” under Maine law, including 14 M.R.S. §159-A. Guest understands that natural conditions exist throughout the Campground, including but not limited to:
- Uneven or unpaved terrain
- Roots, rocks, sand, gravel
- Docks and waterfront surfaces
- Wildlife
- Weather conditions
- Natural bodies of water
- Trees and falling limbs
Guest voluntarily assumes all risks inherent in recreational activities and natural outdoor environments.
Nothing in this Agreement creates a higher duty of care than required under Maine law.
To the maximum extent permitted by law, Campground’s total liability, if any, shall not exceed the total amount paid by Guest for the reservation at issue.
Refunds: Refunds are not issued when campers or visitors are expelled for any reason. No refunds for no shows, shortened stays, late arrival, or leaving early due to weather, illness, RV issues, or any other reason: Camping is an outdoor experience. No refunds are provided due to weather or the irritations of natural settings.
Cancellation and Refunds: For cancellation of reservations of 14 days or less: Cancellations within 3 days of arrival receive no refund, Cancellations 4-10 days before arrival are charged one night's stay, Cancellations 11 days-90 days are charged 10% of the first 7 days or can elect to receive full credit toward a future stay. Cancellations made more than 90 days before arrival are charged a flat $10 charge For reservations longer than 14 days, contact office.
Moves of locked reservations: On occasion, due to campground requirements, a locked reservation may be moved to a comparable or upgraded site. The lock fee will be refunded. A Camper may elect to cancel their stay with no cancel fee.
Balsam Cove Campground reserves the right to alter or waive certain rules or requirements at their sole discretion.
Seasonal campers are subject to added regulations detailed in Special Seasonal Terms.
